The Landlord and Tenant are hereinafter collectively referred to as the “Parties.”


1. PROPERTY DETAILS

The Landlord hereby leases to the Tenant the following property:

(Hereinafter referred to as the “Premises”)


2. LEASE TERM

2.1 The lease term shall commence on ___ / ___ / 20__ and shall expire on ___ / ___ / 20__.
2.2 Renewal shall be subject to mutual written agreement between the Parties.


3. RENT

3.1 The agreed annual rent is AED __________.
3.2 The rent shall be payable in ___ cheque(s) / bank transfer as agreed.
3.3 Any delay in payment shall constitute a breach of this Agreement.


4. SECURITY DEPOSIT

4.1 The Tenant shall pay a refundable security deposit of AED __________, payable upon signing.
4.2 The deposit shall be refunded at the end of the lease, subject to deductions for damages or outstanding liabilities.


5. USE OF PREMISES

5.1 The Premises shall be used solely for residential purposes (unless expressly agreed otherwise).
5.2 The Tenant shall not sublease, assign, or share the Premises without prior written consent of the Landlord.


6. MAINTENANCE AND REPAIRS

6.1 Minor maintenance shall be the responsibility of the Tenant.
6.2 Major structural repairs shall be the responsibility of the Landlord, unless damage is caused by misuse or negligence of the Tenant.


7. UTILITIES AND SERVICES

All utility charges, including electricity, water, internet, and cooling (if applicable), shall be borne by the Tenant unless otherwise agreed in writing.


8. TERMINATION

8.1 Either Party may terminate this Agreement by giving written notice of ___ days, subject to applicable laws.
8.2 Early termination without valid legal grounds may attract penalties as per law.


9. BREACH

Failure by either Party to comply with the terms of this Agreement shall entitle the aggrieved Party to exercise legal rights and remedies available under applicable laws.


10. GOVERNING LAW AND JURISDICTION

This Agreement shall be governed by and construed in accordance with the laws of the United Arab Emirates, and any dispute shall be subject to the jurisdiction of the competent UAE courts.


11. ENTIRE AGREEMENT

This Agreement constitutes the entire understanding between the Parties and supersedes all prior discussions or arrangements.


12. AMENDMENTS

Any amendment to this Agreement shall be valid only if made in writing and signed by both Parties.
