FORMAL LEGAL NOTICE FOR UNAUTHORIZED AND ILLEGAL SUB-LEASING OF LEASED PREMISES
1. INSTRUCTIONS & AUTHORITY
We act on behalf of our Client (“the Landlord”), the lawful owner of the leased premises described below. We are instructed to issue this Legal Notice in relation to your serious breach of the tenancy agreement and applicable tenancy laws.

3. CONTRACTUAL POSITION
3.1 You are the tenant of the above Premises under a valid tenancy agreement dated ___ / ___ / 20__ (“Tenancy Agreement”).
3.2 The Tenancy Agreement expressly prohibits sub-leasing, partitioning, or granting occupancy to third parties without the prior written consent of the Landlord.
4. ILLEGAL SUB-LEASING
4.1 It has come to our Client’s knowledge that you have illegally sub-leased / shared / rented out the Premises, in whole or in part, to one or more third parties without lawful consent.
4.2 Such conduct constitutes:
- A material breach of the Tenancy Agreement
- A violation of applicable tenancy regulations
- Misuse of the Premises
- Abuse of contractual trust
4.3 Your actions expose our Client to regulatory risk, community violations, and legal consequences.
5. DEMAND
In view of the above, you are hereby formally called upon to:
a) Immediately cease all unauthorized sub-leasing activities;
b) Vacate all illegal occupants from the Premises;
c) Restore possession strictly in accordance with the Tenancy Agreement;
d) Confirm compliance in writing within Seven (7) days from receipt of this Notice.
6. CONSEQUENCES OF NON-COMPLIANCE
Take notice that failure to comply shall leave our Client with no alternative but to initiate appropriate legal proceedings, including but not limited to:
- Termination of the tenancy agreement
- Eviction proceedings before the competent authorities
- Claims for damages, penalties, and legal costs
All actions shall be taken without further notice and entirely at your risk as to costs and consequences.
7. RESERVATION OF RIGHTS
This Legal Notice is issued without prejudice to all rights, remedies, and claims available to our Client under law, contract, and equity, all of which are expressly reserved.
8. AMICABLE RESOLUTION
Notwithstanding the seriousness of the breach, our Client remains open to resolving this matter amicably provided immediate compliance is confirmed within the stipulated timeframe.
